Introduction
Massive development with on-going construction day by day near Subang Parade, probably around 2009/10 will be completed at the heart of Subang. Project with a combination of commercial offices, SOHO offices, shopping complex and hotel is going to upgrade Subang to be a fierce competitor to other mega projects in the city. The difference is this heart of Subang consists of many developers changing Subang to become a hybrid commercial hub with a new branding. The concept of this new complex I believe will bring more energy and life to Subang Jaya.
Location
Empire Subang is located opposite to Wisma Consplant and near Subang’s KTM station. If you drive along Federal Highway heading towards Klang, you will see a few projects in construction and one of it is Empire Subang. Capacity of population flow is already massive due to huge population of Subang and inbound population daily as Subang is increasing becoming a commercial hub of its own. Together with several well known colleges like Inti, Metropolitan and Taylor’s college, current residential projects with several mid to high end condos are to be ready around the same time.
It is connected via Federal Highway, LDP, NKVE, upcoming Subang Kelana link and most important KTM station. According to some sources, it is confirmed that a new LRT transit station will also touch down to this heart of Subang. We maintain a 5 Stars location rating for this project which needless to explain further.
Developer
Understand the developer is Mammoth Empire Group of companies that also a developer of ARA Bangsar and The Loft Bangsar. Short history compares to some local giant developers but the direction of their project is high margin and trendy that I favored. However, it is pretty hard for a review in term of stability and quality of delivery to be fair that a few more projects are required for further comment. Thus, in this section I think is neutral until further evaluation required.
Special
I favor the concept of Commercial offices, SOHO, Retail shops and hotel as it is a hybrid development to me. Though it is not a mega project, however it creates a differentiation of its own somehow with a theme. Other examples like Subang Parade as a shopping mall, Carrefour as a hyper market, Tiaraville as health plus fitness center and pure commercial office like Wisma Consplant.
With Club Eight (8), that consists of Juice bars, swimming pools, viewing deck, lounges and Alfresco cafes is the key success factors of modern offices’ requirement. As today working cloud has increasing demand in working environment. Offices with such facilities will definitely boost yield.
Against
Besides of parking space continuous as my major concern to all developments in this area, I am also quite concern about the traffic flow that may be a blocking stone to maximize the growth of this area. With current shopping complex and offices already seen some chaos of traffic during peak hours, if all the planned projects are ready into production, I am still not sure whether it will be a potential major problem that I believe all developers centered in this area need to resolve. In addition, if it is finally confirmed that new LRT transit is to be located around this area, further impact during construction period may hinder maximum growth for at least a while until whole area is fully developed.
Conclusion
Overall, it is still a neutral to positive project that I would like to see it will be a successful project that can boost Subang with more charisma. This freehold complex will have a good potential yield and capital appreciation. |
