Phase 2 is about to be launched in this year (2008) according to sources. It is another successful project by Sunrise after its Plaza Mont’ Kiara has become an icon with modernized office and lifestyle design that many sought after.
Location
Located at the heart surrounded by Mont' Kiara, Kenny Hills, Sri Hartamas, MATRADE, Kuala Lumpur Court Complex and KLCC are not far from here. It is a prime location and able to attract significant crowds to this center. Since many expatriates that like to stay in Mont Kiara and Sri Hartamas. Offices of Solaris will be an extension of Plaza Mont Kiara. We have no question about this. Furthermore, as recent rental run up in KL city center’s area. Many may find this project will be a good alternative that can access to both cities of Kuala Lumpur and Petaling Jaya.
Since it is near to the court, I believe a significant amount of law firm may choose Solaris Dutamas as their office base. The surrounded areas are still a high growth area and indeed will bring attention to here as a business and shopping center. It is well connected by all express ways like Sprint and Duta. Location wise, it can be considered a guarantee return for Solaris @ Dutamas project.

Sunrise Alliance is a wholly owned subsidiary of Sunrise Bhd. Needless to describe in detail as Sunrise has built its branding in Malaysia from its outstanding project of Mont’ Kiara. Sunrise indeed won multiple awards from The Edge, Forbes and FIABCI. They are also among the top developer in Malaysia. So far, Sunrise has been consistent in delivering quality products and able to maintain its developed projects well. We have a strong confidence in their projects and resources required to develop it.

Completeness is one of the key success factors of this project. With retail outlets for F&B, shopping and entertainment; 2 open piazzas, 800 designer suites, 5000 parking bays, more then a thousand offices suites are definite to create crowd that can even be self sustained.
Branding is another key, as Mont’ Kiara has become an icon for this type of project. Solaris Dutamas is a even larger and more complete project. I do believe in branding as this will assist to build the area more crowd within a short period of time. Together with proper property measures, Solaris @ Dutamas will set to roar upon completion.
Against
No major disadvantage from my point of view except I noticed that the area surrounding Solaris Dutamas may face intermediate small session of flooding. Probably this is due to the current on-going project that has filled the drain with sands and waste.
Conclusion
Average price is around RM 400 to RM 450 per sf with freehold status. With its branding and delivery quality together at the right timing while current Malaysia property market is at upward trend, I personally forecast the return of capital growth can reach 50% when completion and rental yield is estimated around 8% minimum if compare to Plaza Mont Kiara responses. It is a 5 Stars real estate project of its kind.
