
Introduction
Sometimes, as a residence living in KL, repeatedly day after day of shopping at the same shopping centers and same amusement centers are indeed boring with limited new choices for a break away that within driving distance. I am not sure the majority but to me personally if KL is in Penang that will be very good. After busy weekdays, a nice, relax and break away weekend holiday is within touch.
Of course not just a beach I am expecting as I would rather imagine something like Miami of US. When every time I was watching CSI Miami, not just the story which so attractive to me but also the beautiful scenes and superb quality of commercial resort homes that you can enjoy. Then I come across Sepang Gold Coast in newspaper. It has been declared as the longest coastal paradise in Asia.
Location
Located at the Pantai Bagan Lalang which is around 75 minutes from Kuala Lumpur, 45 minutes from Putrajaya and 25 minutes from KLIA. It is strategic to me as it is between Kuala Lumpur to Port Dickson. In term of accessibility, Elite highway can connect you to KLIA toll and from there crossing Sepang F1 circuit and Sepang town before reaching the area. There is a proposed highway directly connecting from KLIA to this coastal area. Once completed, it will be very easy to drive and follow the map without a GPS device. However, this is crucial if the entire area needs to attract attention, a good access that anyone can easily drive there is a success factor.
Developer
It is a joint development via SGC, Sepang Gold Coast Sdn Bhd by PNSB – the Selangor state investment arm and CNI – a well known direct sales company in Malaysia and Asia Pacific. In term of developer financial strength, I have no question since involved the state government. However, the experience and determination may need time to prove. A better idea is to call in a few more well known top developers in Malaysia to joint develop the entire place or as sub partners.
Special
I like the blue print for the entire development. As the current launch is only stage one – Golden Palmtree Water Villas. Follow up future development will transform the entire township to a local Miami like with commercial hubs, shopping, different cultured resorts like Spanish, Mediterranean, Hawaiian, and etc.
Easy access compare to Port Dickson for me. I can drive down after a busy weekday and stay there for a day or two before another routine busy week. It is something different for me that like a great natural escape. Of course I am expecting the quality as it claimed. Eventually is the content of the entire project. More successful launch of other phases of projects will create tourism community and make the place more exciting eventually.
Against
A clear challenge will be the accessibility. If the proposed highway is not completed yet, I believe the developer should also provide a kind of public transport that match the luxurious status to be achieved by the resort. A short flight service arrangement with a local air lines service I believe is even a better idea.
Keeping the environment clean is my top concern as I believe this type of project may need authority to step in and assist further. Because they need to ensure the place is clean across the coastal line all time.
Mentioned in the developer review column, the developer strength in term of experience is very important. If engaging too many external resources will create control and cost issues. If the entire area is sub partner to another few different local top developers, I believe the success rate will be definitely even higher.
Conclusion
From investment point of view, this will be an early bird or pre-seed type. The entrance point now is attractive with yield around 10% and managed by hotel operator. I like this investment and the place very much. However, success rate is very depending on few challenges exist. Of course if everything goes with plan, I believe this is a super jewel that you may want to take risk if you are wealthy enough. Good project and please make it happen. |
