Biz Avenue@NeoCyber Property, Cyberjaya
by CL
7 Nov 2007

Introduction

When it comes to Cyberjaya, many will always think that it is mostly technology giants base, with the effort by the Malaysia's government to lure high tech company to setup its R&D center, business center or regional operation center like Silicon Valley. These giants are like HSBC, OCBC, Dell, BMW, Shell, DHL and the home of MDEC. Across the years, Cyberjaya is somehow limited to rental only unlike the technology giants is to buy a land and build the office themselves. Biz Avenue@NeoCyber is one of the only shop-office that started to allow investors to own a prime shop office unit in Cyberjaya. In 2007, Cyberjaya received its eye catching award FIABCI Excellence award for industry and offices category in Spain.

Location
In term of its location, no doubt it has the strength of high power spending professional, students and governmental GLC formed population. With Multimedia University and Limkokwing University generating estimated of 15,000 students. Together with working professional of 20,000 and residence population around 11,000 and estimated around 280,000 when the entire township is developed.

Recently, one of the largest nations developer SP Setia has also announced a confirmed plan to build its flagship ECO park concept at Cyberjaya. Its side by side location to Putrajaya, the heart of government agencies and also Puchong, one of the fastest growth township in Selangor. Cyberjaya will become a prime strategy area for shop offices to tap this potential of the growing population.

Developer
Laketown Sdn. Bhd is a subsidiary of MKN Group Sdn. Bhd. MKN Group Sdn. Bhd. is headed by the Executive Chairman, Tuan Hj Ahmad Khalif b. Tan Sri Datuk Hj. Mustapha Kamal, the son of prominent developer Yg. Berbahagia Tan Sri Datuk Hj Mustapha Kamal Abu Bakar, who is also the Executive Chairman of MK Land Holdings Berhad. One of his another strategic commercial developing project is Neo@Damansara life style commercial hub at Damansara Perdana. They have a long history in property development and also strong political link at the local front. We believe the project will be successful but we yet to observe the quality of the delivery until we can evaluate more of its completed commercial projects in the future.

Special
As claimed by Laketown that this concept is based on neo-classical faade and side lanes being used as extra open retail area suitable for al-fresco caf.

However, we think the most special is because of it very limited units for sale and its location beside Street Mall which considered as the center of Cyberjaya.  With its continuous development as the heart of MSC in Malaysia, Biz Avenue will no doubt receive huge response because of the rising strategic position of Cyberjaya.

Against
To a certain extend, transportation is an issue as with its strategic position, it is hard to understand the reason why LRT is absence from the beginning. With upcoming projects by other developers in this area, we hope LRT will connect Kuala Lumpur to Cyberjaya and to Putrajaya in order to increase its accessibility soonest possible.

Conclusion
To sum it up, because of it limited units available in this strategic location of Cyberjaya.    Biz Avenue will fetch a handsome good return for your investment.  We recommend a buy and hold for this project for at least 3 – 5 Years.
