Review on Subang Soho by Titijaya Group

Introduction
Soft launched in the mid of November 2007 and within 2 weeks, more then 30% sold. The concept of Soho Subang may not be new. However, it should be one of its’ kind in Subang that focus in this niche market. Soho – Small Office Home Office has been very popular in the west. Due to the job nature of many are changing and they are many professional sole proprietary career seen strong rising trend in the modern society. Soho Subang may be a black horse and set example for many developers to re-think niche market can be high margin and practical.
Soho Subang in general, a project that will be built on commercial land with the concept of Duplex home and office together. Of course, bundled with series of condo’s like facilities like Sky Garden, Swimming pool, Concierge Service, CCTV, Wi-Fi and Astro ready, Business center launderette, Tai-Chi & Yoga Center, Gymnasium, cafeteria and BBQ function deck.
Location
Driving across Federal Highway from KL towards Klang, after passing by Carrefour at your left, when closing to the second junction turning to Subang, this will be the flag of Soho Subang in the 2-3 years time to come. Location wise, it is indeed strategic because Federal Highway is still one of the main access points to KL, PJ, Shah Alam and Klang. Nearest to the spot, they are also LDP, NKVE, Subang Kelana link that will bring you to all major townships surrounding Soho Subang. It is also near KTM station point that can bring you to KL Sentral and re-route yourself to any location you intend to go.
With all major shopping centers are around like Subang Parade, Carrefour, Sunway Pyramid, colleges like Taylor’s college, Monash University, INTI college, Metropolitan college, hotels like Sunway Resort Hotel, Sheraton hotel, Holiday Villa and furthermore, Subang Jaya medical center to make it a complete township.
Developer
We reviewed Titajaya group early for its projects – Tiaraville Subang and Klang Sentral Station. Till now, the finishing and delivery capability is satisfied. Though it is not as huge as scale like SP Setia or Sime, Soho Subang is in a location that already matured.
Special
This project is very niche in the area of Subang even though Soho concept is not really new in Malaysia. Demand and supply rules always apply in property market. Thus, this made Soho Subang a very special niche project that has a differentiation around whole of Subang.
I like the design of this fully furnished and freehold unit of Soho Subang. There are small lots and bigger units. For smaller unit, even the actual area is around 400 sf but because of the high ceiling designed and it is a duplex for all units, the effective build up area is definitely more. Couple with the design that combined with Soho concept. I have a love at the first sight for this property.
Against
Overall my score for this project is high. Only against is because of its location, noise pollution may not good for those that like quiet. I stay in high rise condo and it is very sensitive to noise after mid night. If you are a sensitive person like me at night, may be this will not suite you. Look at it from another angle is simple, vibrant township when be quiet. It is always back to your own choice.
Conclusion
A price tag of RM 210K to 230K plus for a unit with move in condition, if calculate with effective area not actual area, it is around RM 350 per sf, making this attractive for the price at this strategic Subang area. I will suggest a buy call as the rental yield market should be attractive with huge working and study crowds in this area. My typical estimation of rental yield is around 6-8% and a capital growth of around 10 – 15% a year for this project. It is a profitable investment potential again from Titijaya group. Good Job!
